New Planning Regulations for Smoke Alarms

 

As from the 1st May new planning regulations come in to effect.

Its title is Environmental Planning and Assessment Amendment (Smoke Alarms) Regulation 2006. 

 

To enhance safety and save lives, as most building fire fatalities occur while people are asleep, there is clearly a need for a device to detect smoke and alert the occupants in the event of a fire within the building.

 

To minimise the loss-of-life in building fires the regulations cover the minimum standard which will enable owners of buildings to balance between safety and affordability of such devices (Smoke Alarm).  The owner can choose a more sophisticated system if they wish

If the units are installed in the correct location they increase the time available for a safe escape from a burning building.

 

The new regulations apply to existing building and do not have any effect on the Building Code of Australia

 

For buildings that have a fully functional smoke alarms fitted no action is required under the new regulations.

 

Any smoke alarm that is purchased must comply with the Australian Standards (AS) 3786

 

Private Dwellings including:

  • A dwelling that is either detached, terraced, or villa unit, and rented accommodation

 

 must have the following Smoke Alarm fitted and working in the dwelling:

·        A hard wired to the mains electricity supply with a battery back up

OR

·        Powered by battery

Owners Choice.

 

Shared Accommodation including:

Guest House, Bed and Breakfast, Backpackers hostels, Hotels, Motels Schools, Health Care facilities

 

must have the following Smoke Alarm fitted and working in the accommodation:

 

·        A hard wired to the mains electricity supply with a battery back up

OR

·        Powered by non-removable 10-year long life battery permanently connected  to the smoke alarm

Owners Choice.

 

Make sure you have an evacuation plan in place in your home so that in the event of a fire everyone knows what to do. Carry out regular fire evacuation drills so that everyone in the house is well prepared for the event of a fire.
